Please read these terms carefully before using our website or services

These Terms and Conditions ('Terms') govern your use of the AssetIQ Advisors website, the STR CFO Agent application, and any services provided by Nelson Rosa, doing business as AssetIQ Advisors ('AssetIQ,' 'we,' 'us,' or 'our'). By accessing our website or using our services, you agree to be bound by these Terms.
We are not a law firm and these Terms do not constitute legal advice. For questions about your specific legal situation, please consult a qualified attorney.
1. Services Provided
AssetIQ Advisors provides fractional CFO and accounting services to short-term rental operators, including but not limited to:
- AI-powered transaction processing and accounting via AutoBooks, with CPA review and oversight on every entry
- Property-level financial reporting and dashboard access
- Direct access to Nelson Rosa, CPA via dedicated Slack channel (DirectLine)
- Scheduled advisory calls and strategic CFO guidance
- Tax planning consultation and lodging tax filing
- The STR CFO Agent web application — a free tool that analyzes Airbnb and VRBO payout CSV files and generates a property-level CFO report
The specific services included in your engagement are determined by the plan you select (Foundation, Visibility, or Scale) and any applicable engagement agreement.
2. The STR CFO Agent — Free Tool
The STR CFO Agent is a free web-based tool available at assetiqadvisors.com. By using it, you agree to the following:
- The tool processes your Airbnb or VRBO CSV data in your browser. Your data is not transmitted to or stored on AssetIQ servers.
- The report generated is based solely on the revenue data in your CSV file. It does not account for your expenses, taxes, debt service, or other costs unless you provide that information.
- The report is provided for informational purposes only. It does not constitute accounting, tax, financial, or legal advice.
- You should verify all figures independently before making any financial decision based on the report.
- AssetIQ is not liable for any decisions made in reliance on the STR CFO Agent report.
- By submitting your email address to unlock your CFO report, you consent to being added to the AssetIQ Advisors email list. You may unsubscribe at any time.
3. Paid Services — Engagement Terms
3.1 Pricing
AssetIQ Advisors charges a flat monthly base fee plus a per-property monthly fee based on the plan selected. Pricing is as follows:
- Foundation: $200/month base fee + $150/month per property
- Visibility: $400/month base fee + $200/month per property
- Scale: $700/month base fee + $275/month per property
Pricing is subject to change with 30 days written notice to active clients.
3.2 Billing
Fees are billed monthly in advance. You authorize AssetIQ Advisors to charge your payment method on file on a recurring monthly basis. All fees are due at the beginning of each billing period. Failure to maintain a valid payment method may result in suspension of services.
3.3 Cancellation
You may cancel your AssetIQ engagement at any time by providing written notice to hello@assetiqadvisors.com. Upon cancellation:
- Foundation and Visibility plans: your service will continue through the end of the current billing period. No refunds are provided for unused portions of a billing period.
- Scale plan: subject to the terms of your specific engagement agreement and the 60-day satisfaction guarantee described in Section 3.4.
AssetIQ reserves the right to terminate an engagement at any time for non-payment, breach of these Terms, or any other reason, with reasonable notice where practicable.
3.4 Satisfaction Guarantee — Scale Plan Only
Clients on the Scale plan who are not satisfied with AssetIQ services within the first 60 days of their engagement may request a refund of their most recent monthly payment. This guarantee applies once per client and is not available after the first 60-day period. To request a refund under this guarantee, contact hello@assetiqadvisors.com with the subject line 'Satisfaction Guarantee Request.'
3.5 Books Cleanup
Where a new client's books require historical cleanup or catch-up work prior to or concurrent with ongoing services, AssetIQ will provide a written flat-fee quote for that cleanup work before any work begins. Cleanup fees are billed separately from monthly service fees and are due upon completion of the cleanup work. No hourly billing applies to cleanup engagements.
4. Client Responsibilities
To allow AssetIQ to provide services effectively, you agree to:
- Provide accurate, complete, and timely financial information — including bank statements, receipts, and other documents as requested
- Upload bank statements to your designated Google Drive folder on the schedule agreed upon in your engagement
- Review and respond to questions or flags raised by Nelson Rosa, CPA via DirectLine in a timely manner
- Notify AssetIQ promptly of any material changes to your portfolio — including property acquisitions, dispositions, or changes in ownership structure
- Use the AssetIQ deliverables for your own personal or business purposes only — not for redistribution, resale, or provision to third parties without written consent
5. Not a Substitute for Professional Advice
AssetIQ Advisors provides accounting, financial reporting, and CFO advisory services. Our services do not constitute legal advice, investment advice, or securities advice. Specifically:
- Nothing we provide should be construed as a recommendation to buy, sell, or hold any specific property, security, or financial instrument
- Tax strategies and recommendations are general in nature. You should consult a qualified tax attorney for advice specific to your situation
- Financial projections and forecasts are estimates based on available data and are not guarantees of future performance
- You are responsible for all decisions made in connection with your STR portfolio, regardless of any information, analysis, or recommendations provided by AssetIQ
6. Intellectual Property
All content on the AssetIQ Advisors website, including text, graphics, the STR CFO Agent application, and reports generated by our systems, is the property of Nelson Rosa, doing business as AssetIQ Advisors, and is protected by applicable copyright and intellectual property laws.
You may use reports and deliverables generated for you through your AssetIQ engagement for your own personal and business purposes. You may not reproduce, distribute, or commercialize AssetIQ content or tools without prior written consent.
7. Limitation of Liability
To the fullest extent permitted by applicable law, AssetIQ Advisors and Nelson Rosa shall not be liable for any indirect, incidental, consequential, special, or punitive damages arising out of or related to your use of our website, the STR CFO Agent application, or our services — including but not limited to lost profits, lost revenue, or financial losses resulting from decisions made in reliance on our work product.
Our total liability to you for any claim arising out of or related to our services shall not exceed the total fees paid by you to AssetIQ in the three months preceding the claim.
Some jurisdictions do not allow the exclusion or limitation of certain damages. If these laws apply to you, some or all of the above limitations may not apply.
8. Indemnification
You agree to indemnify and hold harmless AssetIQ Advisors and Nelson Rosa from any claims, losses, damages, liabilities, costs, and expenses (including reasonable attorney fees) arising from your use of our services, your breach of these Terms, or your violation of any law or third-party right.
9. Governing Law
These Terms shall be governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be resolved in the courts of Hillsborough County, Florida.
10. Changes to These Terms
We reserve the right to modify these Terms at any time. Changes will be effective upon posting the updated Terms to our website with a revised effective date. For active clients, we will provide 30 days written notice of any material changes. Your continued use of our services after the effective date of any changes constitutes your acceptance of the updated Terms.
